illenard in Co Laois is one of those once tiny establishments rendered unrecognizable by prosperity. If you look at aerial photographs of the village from the late 20th century, you will see a strip of housing, a school, a community center, and a cute little Catholic church on leafy grounds.

Then came the Celtic Tiger, bringing the five-star Heritage Hotel, plus an 18-hole golf course designed by the late Seve Ballesteros, as well as various exclusive residential developments in the resort’s hinterland, including the Carriglea estate.

Since the Tiger’s demise, the resort has changed hands a few times, but it has survived, giving local residents access not only to the golf course, but also to the gym, pool and spa, a five kilometer walking track and to the amenities of the village itself.

You get a lot of house here for your money. No40 Carriglea is priced at € 550,000 and measures 2,820 square feet; you would be lucky to get half that area for the same price in Dublin. Killenard is about a 45-minute drive from the Red Cow Roundabout, and Portarlington Train Station is less than three miles away.

The No40 is also extravagant, with a solid wood galley topped with granite, a central vacuum, electric gates and a B3 energy rating. Best of all, it was owned by keen gardeners, so there is a ready-made orchard and greenhouse.

French doors lead out to the garden from the kitchen, veranda and one of the two reception rooms, both with fireplaces.

There is one bedroom on the ground floor which has been converted into a home office and four further bedrooms upstairs. Three of them have private showers.
