Ormond Beach oceanfront home sells for $4.5 million

A waterfront in Ormond Beach sold for $4.5 million on Friday, April 1, becoming the area’s highest square foot sale to date.

Bill Navarra, broker and owner of Realty Pros Assured, has sold 301 Ocean Shore Blvd. for $750 per square foot, a figure he says is 50% higher than other beachfront properties sold to date. Three-story home faces Ormond’s no-drive section of beach, spans 5,998 square feet, and features a fireplace, four bedrooms, four-and-a-half bathrooms, and a pool . It was built in 2020 by luxury home builder Viscomi Construction and was designed by Ormond Beach architect Ben Butera.

The property was on the market for approximately three months until a cash offer was received and accepted. Navarra thinks this is a sign that Ormond Beach is starting to be discovered.

“It’s definitely an indication that we have an uptrend and another indication that people have realized what a real diamond Ormond Beach, Florida is,” he said. “We’ve had five beachfront sales over the past year and a half at this most desirable location in Ormond Beach.”

Some of the notable features of the home include a four-car garage with glass doors, 22-foot ceilings, an ocean-facing kitchen with a large center island, a plunge pool, a linear fireplace in the living room, and a glass wall suspended. second floor walkway. All bedrooms are “suites”, with their own bathroom, and the third floor houses the owner’s suite. The home was designed to maximize ocean views from every room.

“I have visited many, many amazing homes in our area, and this is probably the most amazing of them,” Navarra said.
